From the fashionable Albany Street, this private flat is reached by a staircase leading down to the south facing patio area and front door. Both ample sized double bedrooms are located at the front of the flat, have excellent storage and come with fully made beds and towels. The primary bedroom with king size double bed has a spacious en-suite with power shower, WC and sink with shaver socket. The second bedroom with double bed also has a single day bed. The bright main bathroom has an over bath shower, WC and sink unit and shaver socket. The spacious living room and kitchen with dining area form the central part of the apartment and provide an intimate yet diverse space in which you can enjoy relaxation after a day out in the city, put your feet up, login to the high-speed fibre broadband or watch tv. The fully equipped dining kitchen has a range cooker with two electric ovens and five gas burners, a microwave, a dishwasher, a fridge freezer and kitchenware. Relax and dine at the kitchen table under the stunning glass cupola below the stars!

Interior layout

On entering the flat you have the two bedrooms just off the hallway. The master bedroom is en-suite with a shower, WC and washbasin and has a king sized bed. Opposite the primary bedroom is the second bedroom with a double bed and a single day bed. Progressing along the hallway there is a bathroom with shower over bath, washbasin and WC. There is a utility room with washing machine and tumble dryer. From the hall you enter the spacious living room with TV. The living room leads in to the dining kitchen.

If travelling by car there are short term pay and display parking spaces on Albany Street (zone 2a city centre),where charges apply 7 days a week. Out with the city centre i.e. north of Albany Street there are pay and display parking spaces where charges apply from 8:30am to 5:30pm Monday to Friday. Do not park on permit holder spaces. Check edinburgh.gov.uk/parking for more information. There is a pay app myringgo.co.uk. For longer term parking there is car park at the St James Quarter and a Q-Park at the Omni Centre which offers 24 hour parking.

After a long and delayed flight from the US we took the bus from Edinburgh airport and got off at Waverly station. The tram may have been a better choice as both St Andrew’s Sq and Picardy place were close on the tram. We walked down Albany St past the beautiful Georgian row houses. We arrived at the flat and down the stone stairs to the small patio which looked more expansive on the photos but was not usable with the ambient weather we had. We opened the door and disabled the alarm with the clear instructions. Inside the 2 bedrooms were comfortable one with en suite and one with bath down the hall. The living and dining areas were well appointed as was the kitchen. The heating plant was good and the place was always comfortable. The host was accessible and replied to our questions. The best asset of the place was its location. There were numerous restaurants and shops in the area, the highlight of which was The Magnum, an upscale bar/restaurant at the end of the block with fantastic sticky toffee pudding a popular dessert. Overall, the experience was excellent and we relished the quietness of the block after the touristy bustle of the Royal Mile. We hated to leave!

The Albany St basement flat was very spacious, comfortable + well equipped and within walking distance of central Edinburgh attractions. Fab stay and we got to meet the host during our stay, who was very pleasant.

Absolutely beautiful property with everything we needed and then some. The neighborhood is beautiful and the location is perfect for seeing the sites, restaurants, shopping, and transportation. You won’t be disappointed.

The apartment is large, clean and comfortable. There is a large gas stove where you can prepare various dishes and the kitchen is well equipped. There is a television in every bedroom and in the living room. Communication was uncomplicated. Someone came over on the first evening to make sure it wasn't raining in the apartment. Turning off the alarm system requires speed. All in all, the apartment is recommended for a family of five.

just come back from a weekend stay with my family lovely ,clean ,everything you could need ,me and my family felt really comfortable staying. Nice Chinese restaurant at the end of the road litte shop and tesco close by . 5 minutes walk to New Town.

Lovely spacious apartment, a little chilly as very few radiators in large rooms. Cleaning could have been a little better but was ok. TV was broken in the triple room but didn’t affect us. Very noisy people in apartment above, not sure if they lived there or were holiday makers. Fab location for exploring Edinburgh so overall quite happy with the apartment.

Very spacious basement flat, clean and well fitted-out and with surprisingly good natural light. Great amenities - big kitchen, wifi, laundry, bathrooms. Groceries (fancy delis and Tescos Metro), lunch and dinner spots and coffee shops are all on the doorstep. The Old Town is 10mins walk and you can get down to the waterfront on the old railway cycle paths. The main bedroom is huge with en suite while the second bedroom is cosier with a double and a single. Nb the outdoor space in the photo is outside the front door not at the back. We definitely recommend this flat.

Very nice flat in a really convenient New Town location. The beds and baths were comfy and well outfitted. The washer and dryer were especially handy, and the kitchen “skylight” is super cool! Would definitely recommend!
